Rental Property Travel Expenses

Did you know that you’re able to claim a deduction for travel costs incurred to inspect or maintain your rental property? You are able to claim a tax deduction for the costs incurred in visiting your rental property, these include car, taxi, flights and accommodation.

You can claim up to 5,000km per vehicle using the cents per kilometer method for visiting your rental property, however this is a maximum of 5,000km per vehicle and includes work related use. E.g. If you travel 3,500km for work related use and 2,000km for visiting your rental property you are only eligible to claim 3,500km for work & 1,500km for your rental property.
If your rental property is interstate and you need to fly you are able to claim a deduction for flights, taxi & accommodation as long as your trip is only to visit your rental property. If you decide you are going to go on a holiday while you are visiting your rental property you are not able to claim the entire cost of the trip as a deduction, your expenses must be apportioned. E.g. you spend 10 days away and only 1 of those days is spend visiting the property you are not able to claim any amount of your airfares however you are able to claim 10% of your accommodation costs & taxi fare. You are only able to claim a deduction if you are the legal owner/s of the property. In order to claim these deductions you must keep evidence of your claim such as receipts for airfares, accommodation and taxi or if you wish to claim the cents per km method you need to keep written evidence of the km’s you travelled and the dates this occurred.
